Transforming Architectural Plans into an Immersive, Lead-Generating Property Website

How do you market an apartment development that prospective buyers cannot yet physically visit? That was the challenge facing LRT City Jati Bening. The development was still under construction, and the apartment units did not yet physically exist in their completed form. The swimming pool, gym, co-working spaces, lobbies, and other facilities prospective buyers needed to evaluate were not yet available to explore. Conventional 360° photography was therefore impossible.

LRT City had architectural models, but static architectural renders could only provide fragmented glimpses of what the completed development might eventually look like. InReality Solutions proposed a different approach.

Starting from basic architectural SketchUp models containing little more than walls, floors, doors, and windows, our team designed and created the complete visual environments. We developed the interior design concepts, created and incorporated 3D furniture and environmental assets, applied materials and lighting, visualized the surrounding environment, and produced 23 photorealistic 360° panoramic renders. We then transformed those visualizations into a complete 360° interactive property website.

Prospective buyers could virtually explore the future development, compare apartment types, understand the facilities, access detailed property information, view floor plans, download sales materials, communicate with the marketing team, and participate in Live Guided Tours. Before entering the experience, visitors also provided their contact information through an integrated lead-generation system.

The result was not simply a virtual tour of an unbuilt property. It was a complete digital sales environment designed to transform architectural plans into an immersive, informative, and lead-generating property experience.

The Challenge: Selling a Property That Did Not Yet Physically Exist

LRT City Jati Bening presented a common challenge within pre-construction property marketing. Prospective buyers were being asked to evaluate and potentially invest in a development they could not yet physically experience. The building was still under construction.

Potential investors could review brochures, look at floor plans, examine static architectural renders, speak to sales representatives, and attempt to imagine what the completed development would eventually look and feel like. But there was no physical property they could actually explore.

This created a gap between the information available to the sales team and the experience prospective buyers needed to confidently evaluate the property. InReality Solutions was brought in to help bridge that gap.

From an Exhibition Conversation to a Competitive Tender

The LRT City Jati Bening project began when the InReality Solutions team met one of the development's marketing decision-makers at an exhibition. The marketing representative was already familiar with virtual tour technology, having previously used virtual tours for other property developments. However, when InReality Solutions demonstrated our approach to immersive property experiences, he saw something different.

Rather than creating a conventional virtual tour that simply allowed users to move between panoramic locations, our approach focused on the complete customer journey. How easily can prospective buyers navigate? What information do they need? How can complex property details be communicated? How can sales representatives use the platform? How can interested prospects be identified? How can the experience move users closer to contacting the marketing team? How can the technology help both the buyer and the seller?

The combination of custom UI/UX, detailed property information, Live Guided Tours, interactive functionality, lead generation, and sales-focused customer journeys demonstrated a fundamentally different approach to conventional virtual tours. Following the initial discussions, InReality Solutions participated in a competitive tender for the project — and won.

Starting with Little More Than Walls, Floors, Doors, and Windows

One of the most significant aspects of the LRT City Jati Bening project was the condition of the original assets provided to InReality Solutions. The client supplied basic SketchUp architectural models. These contained essentially:

  • Walls
  • Floors
  • Doors
  • Windows
  • Basic architectural structures

There was no complete interior design, no furniture, no landscaping, no finished environmental visualization, and no complete visual environment ready to be transformed into a virtual experience. InReality Solutions needed to develop the project visually from the ground up.

Designing the Future Property Before Visualizing It

Before the 360° panoramic renders could be created, the environments themselves needed to be designed. LRT City provided a general creative brief: the interiors should feel modern and minimalist, furniture needed to make sense within relatively compact residential spaces, and the designs should demonstrate intelligent use of available space. However, no detailed mood boards or complete visual references were provided.

InReality Solutions therefore took responsibility for developing the interior design direction. Our team needed to determine:

  • Furniture selection
  • Furniture placement
  • Interior layouts
  • Materials
  • Finishes
  • Lighting
  • Decorative elements
  • Space utilization
  • Overall visual atmosphere

The objective was not simply to create attractive architectural renders. The spaces needed to help prospective buyers understand how the future apartments could realistically be used.

Creating Furniture and 3D Assets

The project required InReality Solutions to create and incorporate the furniture and other 3D elements needed throughout the development. These elements were then integrated into the architectural environments, including the residential apartments and public facilities.

The process required multiple disciplines to work together: Interior Design → 3D Modeling → Architectural Visualization → 360° Rendering → UI/UX → Interactive Development.

This end-to-end capability allowed InReality Solutions to take basic architectural models and transform them into a complete digital property experience.

Creating 23 Photorealistic 360° Environments

InReality Solutions created 23 complete 360° panoramic renders for the project. Approximately 40% of the environments represented residential apartment areas, while approximately 60% covered public areas and facilities.

The experience incorporated:

  • One-bedroom apartments
  • Two-bedroom apartments
  • Swimming pool
  • Gym
  • Co-working spaces
  • Parking areas
  • Entrance areas
  • Building lobbies
  • Other relevant property environments

Each environment needed to be designed, modeled, textured, lit, rendered, processed, and integrated into the completed interactive experience.

Showing the Future Development's Connection to the LRT

One of the development's most significant selling points was its proximity to public transportation. LRT City Jati Bening was located less than approximately 200 meters from the nearby LRT station. The relationship between the residential development and the LRT infrastructure therefore needed to be communicated within the experience.

InReality Solutions created the relevant surrounding environment so that the external LRT infrastructure could be seen through windows and from appropriate outdoor areas. The objective was to help prospective buyers better understand one of the property's key value propositions: convenient access to LRT transportation within walking distance of the development.

From Virtual Tour to Complete 360° Interactive Website

The original project began as a virtual tour. However, as the scope and potential of the project developed, the experience evolved into something much more extensive. InReality Solutions created a complete 360° interactive property website.

Instead of requiring users to navigate between a conventional website, separate virtual tour, downloadable brochures, property information pages, lead forms, and contact channels, the experience brought these components together. Prospective buyers could:

  • Explore the future property
  • Visit apartment units
  • View facilities
  • Access detailed specifications
  • Understand building and land information where relevant
  • View floor plans
  • Navigate using interactive maps
  • Download brochures
  • Access sales materials
  • Contact the marketing team
  • Participate in Live Guided Tours
  • Share specific locations
  • Submit their contact information

The virtual environment became the website itself.

Capturing Leads Before Entering the Experience

One of the most commercially important features of the LRT City Jati Bening platform was integrated lead generation. When prospective buyers first entered the experience, they were presented with an online form integrated directly into the virtual platform. Users provided information such as:

  • Name
  • Email address
  • Phone number
  • WhatsApp number

The submitted data was then stored in Google Sheets and made available to the LRT City marketing team. This allowed anonymous website visitors to become identifiable sales prospects — the marketing team could understand who had accessed the experience and use the submitted information for further sales follow-up.

Transforming Digital Engagement into Sales Opportunities

A conventional virtual tour may generate engagement. Users visit, they explore, they leave — and the property developer may never know who they were.

The LRT City Jati Bening platform was designed differently. The lead-generation functionality created a connection between digital property exploration and the sales process. The customer journey became:

Enter Website → Submit Contact Information → Explore Property → Access Information → Evaluate Units → Contact Marketing → Continue Sales Discussion

The immersive experience therefore functioned not only as a marketing platform but also as a lead-generation tool.

Extensive Property Information Within the Virtual Experience

One of the primary reasons the LRT City marketing representative was initially impressed by InReality Solutions was the depth of information that could be incorporated within the virtual experience. Our approach goes beyond allowing users to simply look around. Prospective buyers could access detailed information as they explored, including:

  • Apartment specifications
  • Unit dimensions
  • Floor plans
  • Property features
  • Materials
  • Finishes
  • Facility information
  • Sales materials
  • Brochures
  • Other relevant property details

Even highly specific information could be communicated: what materials would be used, what type of flooring was planned, what finishes would be installed, and what individual features would look like. The objective was to reduce the information gap between prospective buyers and sales representatives.

One-Bedroom and Two-Bedroom Apartment Experiences

The platform incorporated immersive experiences for the development's one-bedroom and two-bedroom apartment types. Prospective buyers could virtually enter the future apartments and understand:

  • Spatial layouts
  • Interior design
  • Room relationships
  • Furniture possibilities
  • Space utilization
  • Materials and finishes
  • Property specifications

This was particularly valuable because the physical apartments were not yet available for prospective buyers to visit. The immersive experience helped transform abstract architectural information into something easier to understand.

Interactive Floor Plans and Radar Navigation

The LRT City Jati Bening experience incorporated interactive floor plans and radar-style navigation. As users moved between panoramic locations, the interface displayed their current position and viewing direction. This helped prospective buyers understand:

  • Their current location
  • The layout of the apartment
  • How rooms connected
  • The direction they were facing
  • The relationship between different environments

For InReality Solutions, this type of intuitive spatial navigation forms part of our standard approach to creating user-friendly immersive experiences.

Interactive Site Plan and Property Map

The platform also incorporated an interactive property map. This provided users with greater context when moving between apartment units, facilities, and public areas. Rather than experiencing 23 isolated panoramic environments, users could understand how the different areas related to one another within the larger development.

Live Guided Tours for Remote Property Presentations

The platform incorporated Live Guided Tour functionality, allowing sales representatives and prospective buyers to remotely participate in interactive property presentations within the virtual environment. Unlike conventional screen sharing, Live Guided Tours were developed specifically around immersive experiences. Sales representatives could use the platform to:

  • Present apartment units
  • Demonstrate facilities
  • Explain property features
  • Answer questions
  • Communicate with prospective buyers
  • Guide users through the development remotely

The LRT City Jati Bening platform incorporated one Live Guided Tour channel for the marketing team.

Deep Sharing for Specific Locations and Views

The platform also included Deep Sharing functionality. Users and sales representatives could share specific panoramic locations and viewing directions. Instead of simply sending someone to the general website, a link could direct the recipient to a particular area or view. This could help prospective buyers, family members, sales representatives, and other decision-makers discuss specific aspects of the future development more precisely.

Custom UI/UX Designed Around the Buyer Journey

The complete UI/UX was designed and developed by InReality Solutions. The interface needed to manage a significant amount of information without overwhelming prospective buyers. Every component was developed around the requirements of the project, including:

  • Menus
  • Navigation
  • Information windows
  • Floor plans
  • Maps
  • Buttons
  • Popups
  • Lead-generation forms
  • Calls to action
  • Sales information
  • Live Guided Tour access
  • Deep Sharing
  • Contact functionality

The objective was to create an experience that felt less like a conventional virtual tour and more like a dedicated digital property application.

Separate Mobile and Desktop Experiences

InReality Solutions created dedicated UI/UX experiences for desktop and mobile users. The same interface was not simply resized for different screens — menus, navigation, information windows, popups, and interactive functionality were adapted for different devices and interaction methods. The platform was accessible through:

  • Desktop computers
  • Laptops
  • Smartphones
  • Tablets
  • Compatible VR devices

This helped ensure that prospective buyers could effectively explore the development regardless of how they accessed the platform.

Direct WhatsApp and Marketing Team Contact

Prospective buyers could contact the LRT City marketing team directly from the experience. WhatsApp functionality helped create a clear transition between property exploration and direct sales communication. Interested users could also schedule further discussions with the marketing team. The platform therefore supported multiple stages of the buyer journey within one digital environment.

The Biggest Challenge: Extensive Visualization Revisions Within a Strict Deadline

The LRT City Jati Bening project was completed under a strict two-month deadline. As a government-related project, delivery dates needed to be followed carefully. However, the project also involved extensive revisions.

Because the original brief did not include complete mood boards or detailed material specifications, many visual decisions evolved throughout the development process. Revisions could be highly specific — a tree might need to be replaced with a different type of tree, tiles might need to change, materials could be revised, furniture could require modification, environmental details could be adjusted, and design elements needed to be updated. These changes could occur after environments had already been developed.

The InReality Solutions team therefore needed to manage an extensive iterative approval process while continuing to work toward the fixed project deadline.

Delivering the Complete Project Within Two Months

Despite the scale of the project, extensive visual development requirements, and detailed revision process, InReality Solutions successfully completed the experience within approximately two months. During that period, our team handled:

  • Project strategy
  • Interior design
  • 3D modeling
  • Furniture creation
  • Asset creation
  • Materials
  • Lighting
  • Environmental visualization
  • Surrounding infrastructure visualization
  • 23 panoramic renders
  • Rendering
  • Post-production
  • Information architecture
  • Custom UI/UX
  • Mobile interface design
  • Desktop interface design
  • Lead-generation integration
  • Google Sheets data integration
  • Interactive floor plans
  • Radar navigation
  • Property maps
  • Live Guided Tours
  • Deep Sharing
  • Brochure integration
  • WhatsApp functionality
  • VR compatibility
  • Testing
  • Deployment

The project was delivered within the required government contract timeline.

Bridging the Gap Between Property Buyers and Sellers

The LRT City Jati Bening project demonstrates one of the fundamental differences between a conventional virtual tour and the immersive platforms developed by InReality Solutions. The objective was not simply to create impressive technology — it was to reduce friction between the buyer and seller.

The prospective buyer needed information. The sales team needed leads. The buyer needed to understand an unbuilt property. The marketing team needed to communicate the project's value. The buyer needed easy navigation. The sales team needed direct communication channels. The buyer needed to understand details. The developer needed to move prospects further through the sales process.

The platform was designed around both sides of that relationship.

More Than a Virtual Tour

The LRT City Jati Bening project began as a request for a virtual tour. It evolved into:

  • An architectural visualization platform
  • A complete 360° interactive website
  • An immersive property experience
  • A lead-generation system
  • A remote sales presentation tool
  • A property information platform
  • A digital customer journey

This transformation demonstrates the potential of immersive technology when the experience is designed around the commercial requirements of a property developer.

The result was not simply a digital representation of a future property. It was a complete sales environment designed to help prospective buyers explore, understand, evaluate, and take the next step toward purchasing an apartment that had not yet been built.
