Transforming an Underused Virtual Tour into a Multi-Cluster Property Sales Platform for The Sanctuary Collection

InReality Solutions transformed The Sanctuary Collection's fragmented and underutilized virtual tour into a comprehensive, multi-cluster immersive property sales platform designed to help prospective buyers explore developments, compare residential units, check live property availability, access sales information, and communicate remotely with sales representatives.

Completed in 2023, the project brought three residential clusters—Tanglin Parc, Newton Springs, and Orchard Riviera—together within one centralized 360° interactive experience.

The platform combined approximately 180 panoramic locations, 10 residential unit types, interactive site plans and floor plans, live unit availability, customized desktop and mobile experiences, Deep Sharing, Live Guided Tours, property information, news, brochures, and sales functionality.

The results demonstrated the commercial impact of transforming a conventional virtual tour into a practical sales enablement platform.

Compared to the previous virtual tour, engagement increased approximately fivefold. Management also reported an approximately 1.5× improvement in closing rates and a reduction in the typical sales cycle from approximately 2–3 months to 1–2 months.

The Challenge: An Existing Virtual Tour That Even the Sales Team Rarely Used

The Sanctuary Collection had already invested in virtual tour technology before working with InReality Solutions.

During the COVID-19 pandemic, a virtual tour had been developed for Tanglin Parc, one of the property's residential clusters.

The original photography itself was of reasonable quality.

The problem was how those images had been transformed into a digital experience.

The panoramic images were poorly stitched, navigation was confusing, and the overall UI/UX made the experience difficult for prospective buyers to understand and explore.

The usability problems extended beyond potential customers.

Even The Sanctuary Collection's own in-house sales team found the existing virtual tour difficult to use.

As a result, the tool that had originally been developed to support property sales saw limited adoption by the people who were expected to use it.

The challenge facing InReality Solutions was therefore not simply to create another virtual tour.

It was to demonstrate that immersive technology, when developed around the needs of prospective buyers and sales teams, could become a genuinely useful part of the property sales process.

Changing the Perception of What a Virtual Tour Could Be

When InReality Solutions first approached The Sanctuary Collection, our initial proposal was even more ambitious.

We proposed transforming the property's conventional website into a complete 360° interactive website.

Ultimately, the client decided to proceed with a dedicated immersive property platform instead.

However, there was another challenge.

Not everyone within The Sanctuary Collection was initially convinced that virtual tour technology could provide meaningful business value.

One of the company's directors openly expressed that he was not a strong believer in virtual tours based on the experiences he had previously seen.

However, after InReality Solutions demonstrated what could be achieved through more advanced immersive technology, customized UI/UX, interactive sales functionality, and a user-focused approach, his perception changed.

The experience we presented was fundamentally different from the conventional virtual tours he had previously encountered.

The Sanctuary Collection saw the potential to create something more powerful.

And the project moved forward.

The Solution: One Immersive Platform for the Entire Development

Rather than creating another standalone virtual tour for a single residential cluster, InReality Solutions proposed developing a scalable digital platform capable of bringing multiple Sanctuary Collection developments together within one unified experience.

The platform initially incorporated three clusters:

  • Tanglin Parc
  • Newton Springs
  • Orchard Riviera

Prospective buyers could move between clusters, explore available unit types, tour residential properties and facilities, access specifications, view floor plans, check availability, download brochures, read the latest news, and contact sales representatives.

Everything was brought together within one immersive ecosystem.

The objective was simple:

Provide prospective buyers with the information and digital tools they need to better understand and evaluate a property without requiring them to leave the virtual experience.

Three Clusters. Three Different Technical Challenges.

One of the most technically interesting aspects of The Sanctuary Collection project was that each of the three clusters required a different approach.

Tanglin Parc: Recovering and Rebuilding an Existing Virtual Tour

Tanglin Parc already had 360° photography from the previous virtual tour.

However, there was a significant problem.

The original panoramic source files were no longer available from the previous photographer.

Conducting an entirely new photoshoot would have required additional time and resources.

InReality Solutions therefore took a different approach.

Our technical team recovered the existing panoramic assets directly from the old virtual tour.

This was a complex process.

After successfully extracting the images, our team needed to identify the different locations, understand how the individual panoramas related to one another, restitch the imagery, improve its presentation, and reconstruct the navigation throughout the cluster.

Because InReality Solutions had not conducted the original photography, our team also needed to reverse-engineer the relationship between the different locations.

Which panorama connected to which area?

How should users logically move between spaces?

How could the existing assets be transformed into a more coherent experience?

The result allowed The Sanctuary Collection to make better use of its previous investment while significantly improving the quality and usability of the experience.

Newton Springs: Complete 360° Photography and Development

Newton Springs required a different approach.

For this cluster, InReality Solutions was responsible for the entire process.

The project included residential units, outdoor environments, public areas, and facilities throughout the cluster.

Orchard Riviera: Presenting a Future Development Through 3D Renders

Orchard Riviera presented a third scenario.

The physical show units were not yet available, so the cluster was incorporated into the platform using 3D-rendered panoramic imagery.

Property information, unit types, specifications, floor plans, and other relevant content could therefore be made available to prospective buyers before the physical development was ready to be photographed.

The combination of these three approaches demonstrated the flexibility of the platform.

One cluster was reconstructed from existing assets.

One was photographed and developed entirely by InReality Solutions.

One was presented through architectural 3D visualization.

All three were brought together within one consistent digital experience.

Approximately 180 Panoramic Locations

The complete project incorporated approximately 180 panoramic locations across the residential units, outdoor areas, public environments, and facilities featured within the platform.

Each panoramic location needed to be processed, organized, connected, and integrated into the overall experience.

The scale of the project made intuitive information architecture and navigation particularly important.

Prospective buyers needed to be able to move between clusters, unit types, facilities, and information without becoming confused or overwhelmed.

Explore 10 Residential Unit Types

Across the three clusters, prospective buyers could access approximately 10 different residential unit types.

These included different property configurations such as:

  • Type 8
  • Type 10
  • Type 12
  • Type 12 Riverside

And other unit variations available across Tanglin Parc, Newton Springs, and Orchard Riviera.

For each relevant property type, users could access information including:

  • Building size
  • Land size
  • Property features
  • Unit specifications
  • Floor plans
  • Brochures
  • Availability information

Prospective buyers could therefore move between different properties, compare options, and access the information required to support their purchasing decisions.

Real-Time Unit Availability Inside the Virtual Experience

One of the most valuable features developed for The Sanctuary Collection was the integration of live property availability.

Property availability can change continuously.

A unit may be available in the morning, reserved later that day, and subsequently sold.

Displaying outdated availability information can create unnecessary friction for both prospective buyers and sales representatives.

InReality Solutions developed a system that allowed The Sanctuary Collection to update property availability information through its cloud-based workflow.

The platform then pulled the latest availability data into the virtual experience.

Prospective buyers could view a site plan displaying individual units using a color-coded availability system.

This made it easier to understand:

  • Which units remained available
  • Which units had been reserved
  • Which units had already been sold

Whenever the sales team recorded a new sale or booking and updated the relevant information, the latest availability could be reflected within the immersive platform.

This transformed the virtual tour from a static marketing presentation into a more dynamic property sales tool.

Interactive Site Plans and Radar Floor Plans

Understanding spatial relationships is particularly important when exploring properties virtually.

InReality Solutions incorporated interactive site plans and floor plans with radar-style orientation functionality.

As users moved through the development, the interface could display their current position within the site plan.

When exploring individual residential units, the floor plan could similarly indicate the room or area being viewed and the direction the user was facing.

This allowed prospective buyers to better understand:

The site plan and floor plan dynamically updated as users moved between panoramic locations.

A Completely Customized UI/UX

The Sanctuary Collection platform required a complete redesign of the user experience.

InReality Solutions was responsible for the complete UI/UX strategy and development.

The interface was designed around the needs of two important audiences:

Separate Mobile and Desktop Experiences

The Sanctuary Collection platform was designed for desktop computers, smartphones, tablets, and compatible VR devices.

However, the same interface could not simply be used across every screen size.

InReality Solutions therefore created dedicated UI/UX experiences for desktop and mobile devices.

The mobile version was designed to behave similarly to a mobile application.

Menus, popups, information windows, navigation elements, and interactive functionality were redesigned specifically for smaller screens and touch-based interaction.

The desktop experience was similarly optimized for larger displays and different navigation behavior.

This helped ensure that users could effectively access and explore the platform regardless of the device they were using.

Live Guided Tours for Remote Property Sales

The Sanctuary Collection also incorporated InReality Solutions' Live Guided Tour functionality.

The feature allowed prospective buyers and sales representatives to participate in interactive remote property presentations through the virtual environment.

This was particularly valuable because prospective buyers did not always want or need to travel to Sentul for every stage of the property evaluation process.

Through Live Guided Tours, sales representatives could remotely communicate with prospective buyers while using the immersive platform to explain properties, facilities, unit layouts, and other important information.

However, The Sanctuary Collection had a more complex sales structure than many property developers.

Its properties were marketed through multiple external sales agencies.

This created an additional technical requirement.

Multiple Live Guided Tour Channels for Multiple Sales Agencies

A conventional Live Guided Tour implementation with only one channel would have created scheduling limitations.

For example, if one sales agency booked a Live Guided Tour at 12:00 PM, that time slot could become unavailable for another agency.

This would significantly limit the scalability and practical usefulness of the system.

InReality Solutions therefore developed multiple Live Guided Tour channels specifically for The Sanctuary Collection.

Different partner agencies could access their own channels and conduct Live Guided Tours simultaneously.

Multiple sales representatives could therefore present the properties to different prospective buyers at the same time without interfering with one another.

This customized functionality transformed Live Guided Tours from an interesting technology feature into a system adapted to The Sanctuary Collection's actual sales operations.

Deep Sharing for More Precise Property Communication

The platform also incorporated Deep Sharing functionality.

Rather than simply sharing the general URL of the virtual experience, users could share a specific panoramic location and viewing direction.

When the recipient opened the shared link, they could be taken directly to the relevant location and view.

This made communication easier between:

  • Prospective buyers
  • Family members
  • Sales representatives
  • Property agents
  • Interior designers
  • Other decision-makers

Instead of attempting to verbally explain a specific property location or feature, users could share exactly what they wanted another person to see.

News, Content, and Social Media Integration

The platform was designed to function as more than a virtual property walkthrough.

InReality Solutions developed a separate content management system that allowed news and other property content to be managed and displayed within the immersive experience.

The content could then be embedded directly into the platform.

Prospective buyers could access the latest information without needing to leave the immersive environment.

Social media links and other digital channels were similarly incorporated into the platform.

This helped create an experience that could perform many of the functions of a conventional property website while maintaining the immersive nature of the virtual environment.

Book a Viewing and Contact the Sales Team

Ultimately, the platform needed to support property sales.

Prospective buyers could contact sales representatives directly through WhatsApp and access functionality for booking property viewings.

The platform was designed to create a natural customer journey:

Discover → Explore → Compare → Check Availability → Access Information → Speak to Sales → Book a Viewing

Rather than forcing users to navigate multiple disconnected digital platforms, the experience brought the relevant stages of the property evaluation journey together within one ecosystem.

The Challenge of Photographing an Occupied Residential Development

The technical challenges extended beyond software development.

Parts of The Sanctuary Collection, particularly Tanglin Parc, were already occupied.

People lived there.

Cars were parked throughout the development.

Personal belongings could be visible.

Outdoor facilities were actively used.

This created significant challenges for professional 360° property photography.

Unlike conventional photography, a 360° camera captures the entire surrounding environment.

Simply moving unwanted objects outside the camera frame is not possible.

InReality Solutions therefore needed to carefully plan and coordinate the photography process.

Extensive Post-Production While Maintaining Realism

Because parts of the development were already occupied and actively used, extensive image editing and post-production were required.

Outdoor areas naturally contained signs of everyday use and exposure to the environment.

These could include:

  • Fallen leaves
  • Small amounts of litter
  • Weathering
  • Worn facilities
  • Landscaping inconsistencies
  • Other visual distractions

The objective was not to create an unrealistic representation of the property.

Instead, InReality Solutions needed to carefully enhance the imagery while maintaining an accurate and believable representation of the actual environment.

Unnecessary visual distractions were removed.

Images were corrected and enhanced.

Outdoor areas were cleaned digitally where appropriate.

The objective was to ensure that the completed experience reflected the quality of The Sanctuary Collection while remaining authentic to the physical property.

This extensive post-production contributed to the approximately three-month project development period.

The Results

The Sanctuary Collection platform generated measurable improvements compared with the previous virtual tour and provided the sales team with a tool they could actively incorporate into their sales process.

Approximately 5× Higher Engagement

Google Analytics measurements demonstrated that the new immersive experience generated approximately five times greater engagement than the previous virtual tour.

The significant improvement demonstrated the impact that better UI/UX, clearer information architecture, intuitive navigation, and useful interactive functionality can have on user behavior.

The underlying technology alone was not enough.

How the experience was designed fundamentally changed how people interacted with it.

Approximately 1.5× Improvement in Closing Rates

According to feedback provided by The Sanctuary Collection management and sales team, the closing rate improved by approximately 1.5 times following the introduction of the new immersive sales platform.

The virtual experience gave sales representatives a more effective way to explain properties, demonstrate facilities, communicate layouts, and answer prospective buyer questions.

Importantly, the platform also helped prospective buyers continue evaluating properties independently outside of direct sales meetings.

Reducing the Sales Cycle from 2–3 Months to 1–2 Months

The Sanctuary Collection management also reported a significant reduction in the typical sales cycle.

Previously, closing a prospective buyer could take approximately two to three months.

Following the implementation of the new immersive platform, this was reduced to approximately one to two months.

The virtual experience allowed prospective buyers to explore properties remotely, revisit information, compare unit types, understand layouts, and communicate more effectively with sales representatives.

Not every question required another physical trip to Sentul.

Not every explanation required an in-person meeting.

The platform helped make information more accessible throughout the decision-making process.

Helping Renew Interest in an Older Cluster

One particularly interesting outcome was the impact on Tanglin Parc.

At the time, The Sanctuary Collection was actively marketing its newer Newton Springs development.

Typically, the launch of a new property development can naturally shift attention away from older inventory.

However, by bringing Tanglin Parc into the same immersive platform, prospective buyers exploring The Sanctuary Collection could easily discover and evaluate the older cluster alongside newer developments.

The virtual experience helped provide Tanglin Parc with renewed visibility.

According to the client's feedback, sales performance for the older cluster also improved.

This demonstrated another advantage of developing a centralized, multi-cluster property platform.

New developments do not necessarily need to replace older projects within the buyer journey.

A well-designed digital ecosystem can allow prospective buyers to discover, explore, and compare the developer's broader property portfolio.

The client had already invested in a virtual tour.
